Last year I called a local boat shop for heated storage that was near by everything was great. Now I paid up front and everything was fine over the winter. In the spring I gave them a call and they pulled me out when it was good for them. They were happy that I was out early. At the end of August I gave them a call they told me they wouldn't be able to give me a definite confirmation until the second week of September when they would give me a call. Now in our area Heated storage go quick and I wasn't about to wait until they called me. I called another local marina they were booked but they were working with a person that just built a new building near by. Never did receive a phone call from them I guess business is that good that you can do this to a paying return customer.
 
We store ours in an underground mine that stays a constant 55* all year. They have a climate controlled section that I am on the waiting list for. IIRC I was about #65 on the list the first year then then next year #37. So I'm thinking another year or so and I'm in. Well 3 years later I am still #37
 
Check Skipper Buds/Marina Del Isle in Marblehead. I sold my boat(45'x14.6') and cancelled my indoor heated contract 2 days ago since the new owner is taking it elsewhere. Maybe that spot is still open.
 
At launch time each year I let the boat storage location know that I'll be returning in the fall. I send them a $500 down payment on the next winter shortly after. Another thing I do is pay the full balance as soon as the boat is hauled and put inside for the winter. I know for a fact that other boaters that don't do these two things often end up losing their spot because of it.

Money talks. I always pay the next years dockage in full and pay the storage bill in full at haulout.
 
My storage place starts renewing and reserving spots in the spring. Deposits to hold your spot due in May.
 
We leave a deposit the day we pick ours up in the spring but with COVID they now send a bill with the balance after you drop it off so we haven't paid that yet but in the past we would send them some of the balance then pay off the rest when we picked it up because they pro-rate it if you pick it up late

That is exactly how we got our indoor spot. A dock neighbor sold his boat and I worked out a deal with the yard to reimburse him for his deposit and pay off the balance to take over his spot. Since then we have paid a deposit by way of overpaying our spring yard bill, and paid the full balance before haulout when I set the date with them. This year they instituted a change where winter work was highly encouraged for getting an inside spot. Fortunately I have some projects to be done.
