I just purchased a 2005 Sea Ray that is equiped with a 5 KW Kohler gas generator. The generator works fine, but seems to run at a high RPM with or without an electrical load.

Do they only run at one speed?

Yes they run at 3600 rpm's.
 
It's all about getting the cycles per second correct. One speed fits all 120 V AC current needs. Put a load on it, and it adds gas to keep spinning the same speed.
 
I have a Kohler 5w with (3) switches in the cabin. One for the fan, one is a rocker for pre-heat or start and a third that says start.
I am clueless on what the third switch is for...

Any ideas

Run you genny every week with a load. Otherwise you will be rebuilding the carb. I didn't and I did.

+1 except I ended up with a new carb (the original went bad, got a defective new-in-box replacement, and the one I have now which was a new warranty replacement part for the defective one I bought).

I try to let it run every time I'm out with the boat, even if its just for 5-10 minutes. Also make sure you let it run for a few minutes before loading it (to warm up) and without load before shutting it down (to cool off).
