Sundancer 44 engine hatch

Engine hatch on Sundancer 44 does not open on some occassions and can't figure out what's the trick - may it have something to do with having shore power on ??

Skip found that on his boat there is a zerk to add grease. Does yours have that and, if so, has it been serviced?
